If you are thinking about selling your home, your first instinct might be to start fixing everything. Many sellers immediately start planning renovations, replacing fixtures, or updating rooms they think buyers will not like.

But here is the truth. Most updates should wait until after you speak with a real estate agent.

Not every improvement increases your home’s value, and some upgrades cost far more than they return. The smartest approach is to focus only on the small, universally safe improvements that make a home feel clean, neutral, and well cared for.

Here are the only things I recommend doing before meeting with an agent.

1. Paint (But Only If It’s Necessary)

Paint can be one of the easiest ways to improve how a home feels to buyers. But that does not mean every home needs to be repainted before listing.

Paint only makes sense if your home has:

Dark wall colors
Bright or fluorescent colors
Trendy colors that may not appeal to most buyers
Different colors in every room

When buyers walk through a house with bright reds, dark blues, or multiple competing colors, it can feel chaotic and distracting.

If you do paint, stick to light, neutral, and bright colors that help rooms feel bigger and more open.

If your home is already painted in neutral tones, leave it alone. Fresh paint is not always necessary.

2. Carpet (Only If It’s Worn Out or Smells)

Carpet is another update sellers often worry about. But just like paint, replacing carpet is only worth it in certain situations.

Replace carpet only if it is:

Ripped
Extremely worn
Heavily stained
Very outdated
Or smells

And the smell part is important.

Pet odors from pee, poop, or vomit can immediately turn buyers off the moment they walk through the door. Smell is one of the first things buyers notice when entering a home, and it can instantly create a negative first impression.

Even buyers who love the layout may mentally start calculating how much it will cost to replace flooring, and that can affect how they view the home's value.

In some cases, leaving bad carpet in place can actually cost sellers money because the home sits longer on the market and buyers assume there are other hidden issues.

If you replace carpet, keep it simple with light neutral tones.

3. Remove Outdated Curtains and Draperies

Heavy, outdated window treatments can instantly age a home.

Think old drapes with ruffles, doilies, busy patterns, or heavy fabrics that block natural light. Cheap or decorative curtain rods and layered window treatments can also make rooms feel cluttered and dated.

In many cases, removing them altogether actually makes the room look better.

Without heavy drapes, windows feel larger, more light comes into the room, and the space immediately feels fresher and more modern.

If your window treatments look like they belong in your grandma’s house, it is usually best to take them down and let the natural light do the work.

4. Fix Obvious Maintenance Issues

Small maintenance issues can send the wrong signal to buyers. When people see minor problems, they often assume there may be bigger ones hiding beneath the surface.

Before listing, take care of simple repairs like:

• Leaky faucets
• Loose cabinet handles
• Sticking doors
• Running toilets
• Burned out light bulbs

These are quick, inexpensive fixes that immediately make the home feel more cared for.

5. Refresh Basic Curb Appeal

First impressions matter. Buyers begin forming opinions about your home before they ever step inside.

Easy curb appeal updates include:

• Trimming bushes
• Cleaning up landscaping
• Adding fresh mulch
• Power washing siding or walkways
• Cleaning the front door or adding a new welcome mat

These simple touches help create a welcoming first impression.

6. Always Do the Three D’s

No matter what condition your home is in, these three things should always be done before selling.

Deep Clean

A truly deep clean makes a massive difference. This means more than a quick tidy.

Think:

• Baseboards
• Window tracks
• Inside cabinets and drawers
• Light fixtures and ceiling fans
• Behind appliances
• Bathroom grout and tile

A sparkling clean home tells buyers the property has been well maintained.

Declutter

Buyers need to be able to picture their life in the home. Too much stuff makes rooms feel smaller and distracts from the home itself.

Focus on removing:

• Excess furniture
• Crowded countertops
• Overfilled closets
• Extra decor and knickknacks

If you are planning to move anyway, starting the decluttering process early is a huge advantage.

Depersonalize

Your home may be full of meaningful photos and personal items, but buyers need to imagine it as their home.

Remove things like:

• Family photo walls
• Kids artwork covering the fridge
• Personal collections
• Highly personalized decor

The goal is to create a clean, neutral environment where buyers can picture themselves living there.

The Biggest Mistake Sellers Make

One of the most common mistakes sellers make is spending too much money on the wrong improvements before talking to an agent.

I have seen sellers spend thousands updating things that buyers did not care about, while overlooking small fixes that would have made a bigger difference.

The best strategy is to handle the safe improvements above, then meet with an agent to create a pricing and preparation plan tailored to your specific home and market.

Sometimes the smartest move is doing less, not more.
